Additional Fees
These apply where required across all service levels:
- Residential Letting Fee (Tenancy Set-Up Fee) – £250 (inc. VAT)
One-off set up fee per tenancy. Applicable to Fully Managed and Rent Collection only.
- Student Letting Fee (Tenancy Set-Up Fee) – £180 per tenant (inc. VAT)

- Negotiating and issuing Addenda to a Tenancy Agreement – £50 (inc. VAT)
- Check-Out Fee – £120 (inc. VAT)
Comprehensive check-out with a full report sent to the landlord.
- Additional Property Inspections – £40 (inc. VAT) per visit

- Court Attendance – £200 (inc. VAT) per day
To act as a landlord’s witness in court proceedings.

Compliance & Safety
- HMO Licence Application Assistance – £150–£250 (inc. VAT)
Preparation and submission of local authority licence applications on behalf of landlord.
- Legionella Risk Assessment – £120 (inc. VAT)
Required for rented properties to meet health and safety obligations.
Documentation & Admin (not applicable to fully managed service)
- Serving Section 21 or Section 8 Notices – £95 (inc. VAT) per notice
Preparation and service of legal eviction notices on behalf of landlord.
- Court Application & Possession Order Preparation – £150–£250 (inc. VAT)
Drafting and filing paperwork for possession proceedings (not including court fees).
- Providing Annual Statements for Tax Purposes – £50 (inc. VAT) per year
A single consolidated landlord statement to simplify HMRC reporting.
Property Care
- Key Cutting / Management Fee – £15 (inc. VAT) per key
For duplicates held or provided to tenants, contractors, or inventory clerks.
- Vacant Property Management – £30 (inc. VAT) per visit
Inspection of empty properties (e.g. during voids or sales) with written report.
- Pre-Tenancy Deep Clean / End of Tenancy Clean – From £150
Professional cleaning to prepare a property for incoming tenants or resale.
Landlord Support
Landlord Withdrawal Fee (Pre-Tenancy) – £250 (inc. VAT)
Payable if landlord withdraws after a tenant has been referenced and tenancy agreed.
Tenant Fees
Tenants will only ever be charged the following:
- Holding Deposit: One week’s rent (refunded or applied to first month’s rent)
- Tenancy Deposit: Capped at 5 weeks’ rent (protected with a Government approved scheme)
- Lost Keys / Security Devices: At cost of replacement
- Tenancy Amendment (requested by tenant): £50 (inc. VAT)
- Early Termination (requested by tenant): Costs incurred by landlord
